Can you use a private lender to purchase properties at the court house during auctions?

What closing costs should I include in my pro-forma if I were to purchase a wholesale deal with private money?

I like this little private member's jacket only area, but even more private "invite only" areas would be awesome.

I went to ask questions about zoning on a property ( I didn't even know what I was talking about at that point) and the architect who was on line overheard and offered to help and provided his business card; right after he handed me the card, I watched him go into the office of the zoning officer for a private meeting, which was a good clue. 

My biggest concern is selling these solid, cash flowing properties and then not finding that next larger property.

We hold your hand through the entire transaction.If I were a member of that monster big-name brokerage, I'd ask them whether they were seriously considering having "mom and pop" represent them in the biggest transaction of their lives.The key, at least in my opinion, is to figure out what your strengths are and promote those - but most of all, promote what you will do for your client.

And please, if they advertise themselves as "private lenders" - don't believe them!
