The property that I need immediate work on is located in the Burnside area (photos below) and is in need of bathroom, flooring, paint, new fence, & boiler work renovations.

I had a bathroom in my most recent acquisition that needed a new shower stall and sub floor due to some rot.

The MDF cabinets are also less easy to paint with a roller than the unfinished ones after some tenant abuse although I've done it before using appliance paint.For bathroom sinks, I've been leaning toward the $54 pedestal sinks because it seems like they would hold up better and look better in the long run than the particle board vanity sinks.

More like an owner occupant sweat equity or vanity project.

We are re-doing a bathroom in what will eventually become a rental home for us.

The roof needs to be replaced with rafter repairs, need new electrical panel and rewire, a wall needs to be removed, needs a new kitchen and bathroom. 

The home was put on tax auction and the owner decided to rip out anything of value before losing the home (countertops, cabinets, bathroom vanity). 

Add in bathroom(s), electrical, plumbing, flooring, paint, lighting, etc. and the costs add up.
