One stop shop, I just tell my contractor that if any of the materials are bad to no install them and call me and send pictures so I can deal with it.

I applaud anyone that can do both, as it definitely makes some extra cash when you don't have to fork over 10% of your rental income.I interviewed a few PMs in my area, and have had some experience with bad ones.

Bought it for $180k 5 years ago as a buy and hold.Developers are putting $400-600k homes on tear-down properties all around it.I looked at tearing down and putting a 4-plex on the lot...not allowed per code.I looked at tearing it down and doing a duplex...after all costs and penalty of interrupted cash flow...bad move.I looked at tearing down and putting two single family homes...bad cash-flow move.It just seems that with a lot so large relative to the size of the home is in such a hot/in-demand area, i should be able to get more cash flow.

So, if you are looking to build a cash flowing portfolio, then investing in a cashflow market is not a bad thing, You just need to make sure the numbers are right.

Some times bundles are cheaper but many times they package price is more than the individual properties would sell for and if thats the case its always a bad deal IMO
