I advise you to take this time to make sure you get a updated rental agreement/lease between you and him, after you do the repairs; take a long, slow video and lots of photos of his unit (& the whole building- especially rental & public areas) LABEL & SAVE the evidence in a safe place (or two!)

Added value to this deal by updating the countertops in the kitchen, new fridge and range hood, new paint on the cabinets, fixed and cleaned single pane windows.

I am guessing the other units arent as updated.

Hey Chris, Just an update for you and anyone else who comes across this thread in the next 9 years: My plan on the loophole on the hazard abatement might have worked but was risky and I don't think would have held up in court.

The unit she is staying in has been updated within the last 2 years and her previous rent is below market value rent. 

Seller has done a good job of keeping up with electrical, plumbing, fire safety, HVAC and general updates.

Find a place that is solid and has potential to add equity through updates/renos. 

Three appraisers will all measure a different size.....no two are almost ever alike.If you end up buying this house, I would update the size with the appraisal district to potentially lower your taxes.There can be lots of discrepancies in sizes....every appraisal will likely have a different size, builders plan could be different, tax roll can be different.
