The risks from aluminum wiring are due to oxidation - aluminum oxidizes (turns a black color) when exposed to air for long enough time.

For me, I'd hold off until the thing goes and/or the tenants complain it's too hot in the house (due to central air not functioning to optimal levels).

You could have an illegal conversion and permits were never pulled.Unless you are a contractor or a seasoned investor you can't begin to fathom the costs involved with a property of this age.The reno costs could outweigh the value of the building and the land combined.Galvanized pipes,foundation issues,out dated electrical panel,knob and tube wiring,asbestos,lead based paint,mold,radon,update of new HVAC system,septic and or sewer issues,etc.Unless maybe they owner finance you and you do the sweat equity over time and refinance them out later I wouldn't touch it.Make sure you get an inspection.

I am now minus one air conditioner and two laptop computers, as well as all my personal items.The landlord says this was a miscommunication with one of the contractors bonded to them to do apartment clean-outs, and that they won't be compensating me for the lost goods including several hundred dollars of computer stuff that's now ruined from being thrown out of a third-story window in a garbage.They also claim that the missing stuff must have been stolen by a vandal (who must have locked the door behind him on his way out!?!?)
