As far as value/affect on the surrounding neighborhood - I am guessing that it will immediately have little impact but will likely improve value over the long term if when the school is built and starts to get good test scores/reviews as families will be drawn to that neighborhood.

Since SSA is actuarially neutral, there's no reason to delay entitlement, especially since it'll only pay ~75% of current benefit ~2032, if not reformed.While this seems to eliminate flips, thought I'd test the waters here for ideas on how to keep flipping with compensation, without triggering trouble.

hi Dan, thanks for the reply. i made an estimate when i walked through but i have a contractor that will give a solid estimate this week, seeing that they accepted my offer yesterday. i put a contingency clause in my offer (subject to appraisal) which will take place this week as well, i believe that the property will appraise for less. the closing cost is just a recommended number i used off the calculator, i am using a hard money lender. i will upload the net sheet so you can see the terms. i really do appreciate the time you took to review and respond
