You're probably looking at about $800 for insurance and property taxes vary greatly from region to region from downwards of 5% of rent up closer to 40%... lets call it 10% of rent or $750 a year.$750 * 12 = $9,000 - $8,872.88... that leaves cash flow of $8,872.88... with ZERO other expenses.Sure, you may have 0% vacancy and thus no need for repairs... but in 15 years you'll need to replace the water heater once, the furnace once, the roof once, the fridge, the dishwasher, the stove, the washer/dryer, the garage door opener... etc, etc, etc.
