For areas that we want more secure, like a storage area we use a deadbolt lock.  

My story is probably a worse case scenario and due in part to inexperience, but remember that unscrupulous sellers could hide all kinds of things from you and if you aren't prepared you could step in something that's pretty hard to get off your shoe.

If it seems prospective, What I will do If I were in your shoes is take care of items that are under $200 repairs and have the seller fix the items above and high ticket items OR re-run tyour numbers this time with repairs and see how this impacts your cash flow. 

We like mobile home parks and modular self-storage in particular.
