At this time, I am not sure which of the electricity/gas meters the common areas are connected to, so that could be a headache to implement solution 1 property.Right now for my property, in order to make it easy for my tenants to rent and manage some of this process for them, I think that a custom version of the solution 2 above may be what I need, especially in a student/professional renter market.

Obviously desk top is much better for real estate at this point, but if you are just starting off, it may be hard for someone to drop a couple hundred dollars on the desk top version if they just have one house and cash is tight.
