I put blame squarely on the shoulders of the rating agencies like S&P and Moody's that slapped AA ratings on MBS backed by subprime and made it available for much less sophisticated investors like pension plans.

When you submit the form, or any fields when submitting your payment, do you notice any fields boarded in red?

Good to hear the news from the trenches.The market is obviously red hot.

But then I am a contractor, and never look at craigslist or angies list, or red beacon, all of those online services are a joke to me.

For one tenant, they didn’t quite meet my criteria, but I took them anyway on my first property because I need the cash flow while I was doing rehab, and they were willing to take the unit without refinishing everything (another red flag!)
