Zillow shows rental estimate of 995/month. i may be wrong but when i try to calculate things to guesstimate expenses and such i try to lean on the higher side of percentages that i hear people talking about. so i caluted at 950 for rent. then for expenses im coming up with about 835 a month only leaving 115 for cash flow every month (after refinance)  i have trouble with a couple of factors though, mainly repairs and capex obviously something needs to be held back here every month because it will happen, but everything will be brand new so risk of anything major such as roof, hvac, plumbing, electrical should be extremely low.

I am looking to buy a foreclosed on property in my area (Enfield, CT) but am looking for contractors/references for contractors in the following fields:-Electrician-Roofing-Carpentry-Plumbing-Handyman/GCThank you in advance!

The property needs paint, carpet, windows, some plumbing repair and general cleanup but is otherwise in decent shape.

You can get professionals to do the big stuff ie, electrical, plumbing, but in all reality you should be able to pull the permits or have your guy pull them for you without any problems. 

I had a client that had a plumbing leak late on a Saturday.

With a 100+ year old house, I'd expect plumbing etc. to become major issues. 

I bought a 17 unit building that needs complete rehab from electrical and plumbing to drywall and flooring.

The scope of work should be performed by a licensed plumbing contractor.
