To do the cash out refi I want(leaving more cash in the deal than taking out) I would only have a $200 increase in the PITI.

Rates coming down helps the buyers by allowing more into the market.

@Cody M.I would add a Phase I Environmental Site Assessment as a contingency to any offers on properties more susceptible to environmental issues (dry cleaners, gas stations, auto repair garages, etc.)

@Kenneth Garrett I agree that cashflow is probably the best to learn, but I’m following for some more recommendations.

They also help point out small things I need to attend to without it being a paid guest complaining.

The structure of the transaction is much more important than is generally recognized.  

Urban areas like Austin still attract buyers for the lifestyle and tech-driven job market.I believe more buyers will lean towards the suburban areas because of interest rates and getting more for their money.
