We also were not given keys at closing.

I suppose that you could make some guesses as to what is currently owed by looking at the date and amount of the last mortgage that was placed on the property,  however your best source of information about mortgage value would be this homeowner.  

The biggest key is getting either a contractor or flipper in your area who has done it in the past.

The key to gaining their attention is to spend some time learning and come prepared with well-thought out questions.Specialization is critical in commercial real estate.
