No institutional lender that I know of is going to do 95% financing on an investment property. 20% to 25% is the norm.

NY pays out far more than the national average, but insurance companies would be losing money hand over fist if this were common.I just looked at the statistics from Insurance Information Institute. 97.7% of all insurance claims in New York are for property damage, including theft.
