You may have to cover utilities which can be super high depending on the winter as well as snow removal etc.

All will give similar terms (was high 4's, now low/mid 5s, 5-7 year fixed, 20-25 year am, 1/2 to 1 point orig, 70-80% LTV).

Not sure if the weather/bad snow season this year impacted rentals or not but that was my experience.
