Or refi cash out 100%… so I would have ZERO out of pocket… and then rent for $800-$1000… gross… after mortgage and hold backs I was STILL netting $400/ month.with zero out of pocket… And the debt was $50,000.Now….

Since the program started in 2017, you can’t have held them for 10 years yet, so you can’t sell the properties without a capital gain, although depending on when you bought them, I believe you might get a 10 or 15% stepped -up basis even if you do not hold ten years.

It is an old home built in the 20s and we have some sloping and sagging floors that were reported in our initial inspection but was wrote off as "probably due to long term settlement" so I didn't do too much more looking into it as I felt anything major would have been reported in the inspection (mistake #1) We have since been living there, and planned on BRRRRing and hold the property long term.
