I work a full time job as a roadway/bridge inspector.My goal this year as a newbie is to flip at least 1 property this year in my backyard and get the game rolling

Tenants are Tenants and you can control 100% of them. there are going to be some bumps in the road and washed out bridges :)

In Texas, the wholesaler is not required to get a bridge loan for the double close.

This CF can actually get you out of the rat race.Additionally, you'll never earn enough to just keep converting $ into assets into CF - you need equity to grow so that you can bridge...It's all tied together and is a very precise formula.
