I have'n't really used any of these lead software generating systems except for RealGeeks which captures leads after they view our website for while and then provide their info - its not a bad system but has a very low conversion rate - mostly I think cause they just want to look at the website , but are forced into providing contact info to keep looking - and a lot of them are just tire kickers.

There's always a chance that the owner is just tired of land lording and wants to dump it, but having cash flow of $800-$1,000 on a tri-plex that costs $35,000 in this area is a bit crazy in my opinion.
