Hi Eric,The two I know of in NJ are Metro REIA in Central New Jersey and Garden State REIA in Northern New Jersey.I am a member of Metro REIA and decided to join that one because I heard from mutiple people who visited Garden State REIA meetings that many of its members have an agenda to push items they are selling - don't know this first hand.I find the people at Metro REIA genuine and really wanting to help newcomers.

hello, does anyone have the following contracts/material below that their willing to share with a newbie investor looking to tie properties up to wholesale them.1. basic lead sheet - with some basic questions to ask the seller to see if their is a deal to be made2. purchase & sale contract - a basic simple to understand one to two page contract, with some good built in out clauses3. assignment contract - a simple contract that'll be easy for me and my investor buyer to understand and fill out.if anyone can help that'll be great, whether if its just giving me the contracts and etc, or if its just pointing me in the right direction to get them myself

Hello,As I progress toward trying to work in wholesale business, working with pre-foreclosures and other motivated SFH sellers, I can see that there could be a problem finding good comps as the retail market goes down.

How about one that we can use when computing the various dealpoints in a wholesale deal, for comparison etc.
