You need to build a skill and create a system for it.It's not as sexy as rentals or commercial real estate, but it works.

Usually, the excessive moisture is caused by a leak in the plumbing system underneath the floors and it is usually a hot water pipe leaking.I am a contractor and sometimes I find that the clothes dryer vent is broken somewhere and all the steam coming from the clothes as they dry is going inside the house and collecting on the cool glass windows.You can hire a contractor to look for a leak, or you can purchase a hydrometer online.

Because it might be a commercial use, you might be required to have a sprinkler system and exit signage. 

Similar size, occupancy, amenities, and class/location.Beyond that, having systems and back up staff who can both scale with me and provide coverage if one person gets hit by a truck.

We have a great healthcare system and an aging population which goes hand in hand.

Obviously this system is not perfect but it is a good speed bump for a new investor.

Otherwise, as has been mentioned, your best bet is probably RUBS- Ratio Utility Billing System, whereas you would bill back the tenants for gas bills.
