Most of these terms seem pretty standard, but some are unusual for a HML, such as the 3-yr term, no points, no appraisal, no credit. 

I do think him being unprofessional could be an advantage in some ways, but he could also be not willing to bend at all. 

Unless there's a VERY unusual situation, anybody wanting to sell just lists their home with a real estate agent.

I've never needed a resume (thank god) so I can't really critique that part but I will let you know that  "Immaculate" is spelled with an "i". it's a bit of an unusual use of that adjective,  but I think it works.

The key is to be VERY conservative with your reserve money (don't ever bend the rules on those) and be VERY VERY aggressive with all of your other money.  

But that would be pretty unusual for the kinds of things you're having done.One very important skill in this business is making sure the tenant knows that you don't work for them, and (outside of lease terms and the law) they don't get to tell you how to run your business.

The body does not require it to remain healthy with walking, bending and stretching associated with normal daily activities.If you are living a sedimentary life style your diet needs to reflect that fact however additional walking should be added to maintain flexibility of muscles through increased blood circulation.
