I understand there could be big difference between two towns that's close to each other.

I'm trying to understand what due dilligence I need to perform and educate myself on how to gain control of the HOA after I purchase the majority of the units.

The property is located in the Midwest and me and my business partner have ran the comps, numbers and called numerous property managers, handymen, inspectors and even asked locals on reddit to get a better understanding of the rental calculations and local biases in the area. 

I understand the fundamentals of buy and hold investing, but what I would really love to learn more about is the BRRRR strategy and the renovation process. 

@Grant Stuard There's a lot of good advice here, but I think it is important to understand what kind of deals you've already invested in.

My understanding is this company was purchased by ATT.  

There is a balance between going for your dream, being supported to chase your dream, and understanding reality.Sorry. 

That's understandable especially when it's your 1st out of state investment.

I understand it is a riskier arena, but, I believe I have done enough ground work and have attended couple of court step auctions as well.
