Hey Ozzi,I’d probably start with flipping maybe using hard money lending to help build up my cash on hand and then transition into acquiring rental properties to develop cash flow.

Regardless i will live there and then transition into my dream home later down the line. 

My owner style will be initially hands on, and then increasingly hands off as the transition of ownership settles in.

That is of course ONLY if they care about being tax efficient in the transition.
