He's going to be going to school at Kent University, which is about a 15 minute drive from the properties we are eyeing, and once I get back from my second deployment to Iraq (We are both in the Army - though he is getting out to get his degree and become an officer), I'll be attending to Akron to get my degree.

In fact I'd say you need to rent the cheapest place you can find and cut all living expenses to the bone.Then get some education, whether it's college, trade school or what have you.

The school district is rated rather high, and we have few multi-family properties in this school district (I think about 3% are duplexes, and no 3+ units).

I'd probably have to get a 90% mortgage, or even maybe 100%, Ive been saving up some money, and currently have a full time job, but am going back to school in boulder, and will probably be working part time, so i dont really know if anyone woudl want to give me a mortgage, but im definitely going to try. so if anyone has any advice, or would like to mentor me a little, im always open, ill take you to lunch.. yeah thanks alot, chris

Then I take your loan balance, $19,776 and using the discounted cash flow/present value functions on my financial calculator and calculate back to determine how much (or little) I have to invest today to buy that mortgage in order to turn its (face value) yield of 12% into a yield to me of 20%.Back in grad school and when I worked I was actually pretty good at doing this.

The best advice I could say is. . .Always continue to further your knowledge in REI.Get a job that can work around your school schedule and save up some money while you are learning about REI.Try and improve your credit score while working and going to school if you can.If you are going to school in a city that you plan on living in afterwards then do things that are important for REI that don't cost a lot of money.
