I think that lasts two weeks and I know all the hotels are filled up for that.You can market it for CU games and graduation.

If you think you can open up next Dunkin, Subway, McDonald, Hampton Hotel, etc.. and be completely passive good luck!

I was looking at hotel condos because the have Management that takes care of everything.

Their unit is a 5-BR rented out by rooms, each for $50-60 a day.I also know someone who rents out a bedroom in his owner-occupied townhouse in Berryessa, but don't know how well it went.But basically there's a shortage for hotels and the demand is good.I would be happy to connect with those people.

As to the question about commercial or not, yes definately.This will be much closer to a hotel situation and you will need to make sure you buy in an area where this is allowed and that you can get approval and the required licenses.

There are also a lot of good creative financing options in the hotel/resort world as the "boutique hotel" concept starts to become more popular amongst STR investors.
