My questions include: what's the process to obtain the certificates (bidding, auction, straight purchase)?  

No offense meant in this post, but just trying to give you a straight and too the point answer.  

Explain to me that if you and the true buyer can both see a property on MLS, why wouldn't the true buyer just go straight to the listing broker?

And yes, I filched that joke straight from him. 

@Michael Qubein - I recall couple of hints in various BP podcasts on youtube/webinars from BP - like having them short/straight to the point, hand signed touches people, yellow font on red for color scheme, but not like a full template. 

It was about as straight forward as can be with all new plumbing, framing and electrical all ready finished.

Second guy had straight signed a purchase agreement, foregoing due diligence, within 10 hours of talking to me...turns out he was on a bind with time ticking on his 1031 date.
