We also have a free downtown golf cart that will pick you up at your door and take anywhere within about a mile radius (beach, restaurants, post office, grocery store, etc).

I talked to the HVAC guy again today and he said all 4 are heat pumps, and that 2 advantages of doing it this way is that there is more efficiency because you don't have to have the Freon stored in a reservoir if you are only cooling one or two areas and when using the heat pumps they are even more efficient than the radiant heat.

I was just looking at a property that sent a "current rent roll" with a nice fat total at the bottom... turns out that "total" included rents from three empty units, one of which was fire damaged to the tune of $22k

In other words, there needs to be a spread involved between the terms you negotiate with the homeowner and the terms between you and your t/b.If the spread is fat enough, then you can justify remaining in the deal.
