@Marquis WhiteIf yo contribute the rest of the funds to your retirement accounts then they can later be transferred to a self-directed IRA or 401k that allow for self-directed investments such as real estate.

However, even the legal immigrants have a difficult time with the DTI requirements, because so much of what they do is in cash and so many are self-employed.

Does it include prop. management, or did they self-manage?  

This helps you because; when you go to your next agent, he/she can provide sufficient evidence to different carriers, on what the loss ratios, etc, actually are.

If you will otherwise hesitate and get stuck in the analysis paralysis phase on a self-constructed deal then do it.
