If foreclosures are what you're considering but you're worried about being unable to see the property, then I'd look at pre-foreclosures instead.

I've read quite a few earlier posts and see the fraudulent activity and thought I'd request a good recommendation here on BiggerPockets. 

People see the house I have listed and say, "Oh, the kitchen isn't renovated."

Inspections are almost never invasive and the plumbing is mostly concealed by this black mesh cover over the insulation in MANU's.Here you can see the PB piping, but not if it is connected to anythingHere's the connection to the city supply.The big question is if the inspector has experience with Manu's.  

They have the option of walking away and taking their chances with you or another buyer, or they could see the deal through for 88k instead of 90k.  

When you look at property you will see the difference from strategic picture taken to actual investment potential.

@Andrew Johnson That was my original strategy so I definitely see the upside in going that route.

I was quite shocked to see the original post.

It was hard to let that one go because I see the potential in larger units where it's only 1 yard, 1 driveway, 1 location to drive to vs having 2 or 3 properties in different areas to get the same cashflow.There are certainly opportunities for us smaller guys too as you have seen in your 2 properties.
