You're not seeing the same efficiencies of scale they are, so it may not make sense for you, even at that level.If you were to hire a PM company, you'd likely pay ~8%.

You're caught with higher per-unit costs and don't really start to see the efficiencies of scale like with bigger properties.Personally, I don't like either, but a lot investors do well with them.

Hi @Jason Xue,I haven't scaled quite to a 30-unit yet, but on a smaller 6-unit I was able to go in and perform $4K of cosmetic updates per unit, which justified rent increases.
