And above all, make sure you have a robust pre-approval or better yet, proof of funds for a cash sale. 

If it is a primary you might take the neighbor to court, but you'll likely be the one paying to move a fence as it would be fully on your property and in many subdivisions it isn't worth it if your yard becomes 1 foot wider.

We understand that househacking is the best foot-in-the-door to the industry, but we have a lot of trouble finding a duplex with 5 br 3 bath on one side for under our preapproved $350k.

I can actually get a cheaper counter top that runs $5 a linear foot. 

I agree that detailed analysis is very important as there are numerous factors (such as local demand, the cost of county approval, land prep, gravel cost, labor, etc.) to consider in determining if the ROI is ultimately worth it - especially since in our market, RV/boat spots command lower rent/square foot than a storage unit.  

I would proceed with caution  The price per square foot drops as the houses get larger than the average size house.  

If you at least meet the minimums for carpet price per square foot plus and total cost of the order, installation is free. 

I bought 3 decent sized properties in March (a 4-plex, a 6-bay commercial office/warehouse, and a 77 unit storage facility with a 2,400 square foot commercial building on the same lot).  

If you take on partners in a local deal, make sure to vet, get referenced, don’t just jump in.Generally starting out house hacking is the foot in the door.
