It's a 3 family (3/1 x 2 and 1/1) in an area that is growing, close (walking distance) to the Downtown area (bars, restaurants, etc) and also surrounded by newer construction or rehabbed older properties bringing in young professional renters.My main question is: would I be able to get a rehab loan similar to those offered by the FHA for SFRs?

Maybe we should force everyone out of their homes, shut off the utilities, and take police officers off the streets so they can sit in a hallway and babysit this criminal for days or weeks until she runs out of food.

@Alex Olson that doesn’t include land and for that size with commercial below and restaurant rooftop... should be minimal wood.

I was lucky to sell the property in Murrieta right before the crash, but lost the other 2 and my own home when I shut down my company in 2007.

That way if a hospital(factory, or ETC) shuts down and you had 3 tenants that worked there you are out all 3 just 1 out of 3. not foolproof but you get the idea.

They sure did pay :-)   In fact everytime there is a "government shut down" (December timeframe every couple of years) Section 8 always pays.

Anything that will limit contact between as many tenants as possible.The feedback I've gotten from my tenants is that they love that they can shut their team's office suite door and never come in contact with anyone else during the course of the day. 

So for example:5,000 sqft restaurant/retail listed for $12 a sqft/y5,000 sqft warehouse/storage listed for $6 sqft/y10,000 sqft lot listed for $2.4 sqft/yPlus NNNSo if he leases it all separately, the income is $9,500 + NNN a month fully occupied.
