I'm not sure how this will be received by the judge, but I can't believe that if one chooses to be in this particular business (buy and hold real estate) they are automatically precluded from charging for their time doing repair work. 

I just wanted to be sure I was receiving the correct information. 

If that is the case how do I know that the bank actually received my payment and is properly crediting the correct account?

I have just one tenant who pays in cash now (used twenties from a cash job) and I get all the logistical difficulties, but really...it's CASH.In the brief interim of time between receiving my wad of greasy, stinking twenties in my hot little hand and the moment I stuff those bills into the slot of the ATM, I feel alive.

In theory, the more rental properties you receive the BETTER you should look to a lender....at least, to a lender that is friendly towards investors. 

I have received a YTD interest for all my other lenders (which are banks or CUs). 

Ask to receive every 'interested' email so you can follow up with them. 

Example:John hears his dad mention he received a $15,000 bonus for Christmas and he's not sure what to do with the money.

This morning I received photos of pittbull poop on the hallway in front of the second floor apartment which I swiftly forwarded to the mother.I do not want this tenant at all as I can totally relate to what the third floor tenant has expressed in some of her text messages with former owner.
