Purchased not one but two properties from a foreclosure with no title search .

I know several locals that invest there and have had many clients that have purchased there as well.

Why do you think purchase contracts are so long and have such small print?

Hi Aubri,I did something similar but to ensure we were in compliance with local laws, I called the local county building and planning department and had a meeting with them to discuss my plans (this was done during the purchase process) to get approval.

However, I have to purchase a new home, which would require either selling the property or using a HELOC.

@Mitch Davidson congrats on the purchase, it's been slim pickings around here for a while. 

Can we use our current investment propeties or purchase another investment property purchase to at least slightly offset the tax hit?  

I am already doing the marketing (placed bandit signs, launching FB ad next week, selected   databases to purchase the list of properties that fall under high equity, vacant and other criteria, to be skip traced and cold called  and etc.).
