Some have no limitations, some have owner live in requirements, some allow a percentage of properties to be rented it out.

The reason you should do this is because any business has an operating agreement and articles of the owner that are all public information.

Also if owned outside qualified accounts, that depreciation would defer income, in fact, if you consider a 1031 (available to direct owners, not so much to me in syndictions) you can keep exchanging and your heirs get a step-up in basis; the tax on the gain is never collected.

So long story short, I'm 50% owner on many properties and 25 - 49% owner on remaining properties. 

That could be a classic example of mixing monies, thereby rendering the LLC pointless, or it could be setup as a property management company with paperwork showing that it is renting out the property on behalf of the owner.
