Special Private Financing How did you add value to the deal?

Hard money and private lenders are dropping rates in desperation to put their money to work.

My realtor is also a Lender and we worked out a deal

As for investment financing, you can use private/hard money funding that would typically finance 10-20% of the purchase price and most/all of you rehab.As for your first question, the amount of leverage should be in accordance to your risk tolerance.

People care a little less about how the private spaces look in the home plus bedrooms are small and once furnished not much floor is visible. 2.

I’ve read that lenders typically don’t lend on land due to the risks.

We use some of our own cash, a ton of private money, some bank financing, HELOC & direct lenders like Kiavi, RCN Capital.
