In general it's really difficult to judge pricing as others have pointed out it changes drastically from area to area, state to state, building to building.  

Purchase price: $90,000 Cash invested: $24,000 I took a chance on a town that most people overlook and this property has been profitable since day 1!!

Purchase price: $575,000 Cash invested: $60,000 2 unit investment that has a 3 bedroom and a 2 bedroom.

Google "skip tracing" and hire a virtual assistant or call center to start dialing any property that last transacted for under a certain price point.

It will be tough to find cashflow in places like Charleston, Beaufort, etc, because of the prices.

I found a lender that said they would do a HELOC, but they are using an automated system to value the property and they are coming up with a value of $186k, using the old information and previous sales price.
