Hi BP community,I am toying with the idea of starting a new early morning routine where I wake up early to exercise, cook, and do RE-related activities before work. 

Having a local resource who knows the area, can physically view the property and then coordinate inspection and get quotes for renovation is key to making the long distance purchase work.

Forget the coin op laundry not worth the $20-30 in quarters you have to physically go empty out every other week.

But my Plan B was to exercise my option if I couldn't flip it within those 6 months and use it as a rental. 

This will increase contact to the physical asset while adding value to the tenant experience. 

Follow the guidelines for how to process an eviction exactly as they are stated in the law (for example here in Colorado notice needs to be delivered with a certified letter or posted physically on the property, so I do both to be safe.
