This also gives you the opportunity to be in the house with them and see how they are taking care of it and if there are unapproved pets. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

. , one tip I've seen is to not ask IF they have pets, but HOW MANY pets they have. 

Can I use the Pet deposit to help cover the cost.  

Renter probably would benefit from hanging fly paper.Just make sure it's way above where pets can get tangled up in it and poisoned.
