When I ran 12 employees churning out ultra high volume apartment painting, we had daily and weekly meetings.

I'm a former painting contractor and don't mind fix-up projects but of course would choose a property with LESS work rather than a full make-over. 

Replaced all flooring, painted top to bottom, new fixtures, new stainless steel appliances, replaced counter tops, added back splash, repaired sheet rock on ceiling in laundry room, new front door and garage entry door to kitchen, new garage door.

@Gorden Lopes I would start with landscaping and painting outside; how's the roof and major systems?

They are minimal, the previous owner owned a hardware store close by and has kept everything updated and has updated carpets, paint, doors, bathroom flooring, etc.

I've had a tough time filling a vacancy since September 1st after I had renovated the unit; I pulled up the carpet to put down vinyl flooring, re-painted, and added stainless steel appliances.

I had to repair the driveway, new fence, do the roof suffice, new kitchen cabinets for one of the units, fix the front and rear decks/porches, installed security cameras, eviction cost of 3k, dumpster cost, paints, interior door

You can get a pretty nice house that only needs paint and carpet for around 40-60 in this area and depending on the area it’s not all bad ( I used to live in warren) I’m almost ready to make a purchase and I will be buying in Warren.
