@Esha Chennubhotla It is tempting to look out of state for Southern CA (Los Angeles, Orange County, San Diego) newer investors starting out with the higher costs here.

However, I will mention that Gulf Shores and Orange Beach have a great advantage over many other beach markets due to how easy it is for Midwest states to shoot down I-65 and end up here on a straight shot!

That should cover him and you, all verbal is dangerous as one contractor might miss a lot, one might expect more work, then you'll have apples and oranges bid.

Hard to beat the beaches, and of course, who doesn't love The Back Porch in Destin and the Wharf in Orange Beach?

They handle both LA and Orange County, CA. 

The returns are all based on the deals and the leverage is similar. 5 smaller properties is more liquid and the risk is lower since finding 1/5 bad apples is better than finding 1/1 bad oranges.
