I highly recommend that you start attending local real estate meetups to meet and connect with other investors in your area.

This was due to desirability, affordability, limited supply due to geography and laws protecting open space coupled with very high demand due to net in-migration of high-earners/wealthy people, and perhaps most importantly a diverse job market in recession-proof sectors like education, government, defense, healthcare, etc. not just tech, energy or manufacturing that can be boom/bust. 

Moreover, I highly concur with Richard.

I don't want to be stuck with the $10,000 bill, so I lower my offer by $10,000 so the seller pays for it.

Any suggestions - especially in regards to high value bills such as electricity during summer when air conditioning is on-  are highly appreciated.
