Likely to be a silly question - do we put the offer for land on the same RPA as a normal property sale?

I've found that CPAs that focus on a niche area such as real estate rather than offering general services to everyone are typically much more knowledgeable about real estate tax incentives.

I have a property I would like to sell:-Market value: 450,000-Purchased in 2020- Mortgage has $153k left at 4% (conventional)The market is slowing down a bit and since I no longer would qualify for conventional loans, I am considering offering seller financing to generate some interest and get the best sale price.I would love some ideas of how to structure this properly. 

So I thought to offer the option of "I will carry the remaining $10k and work out terms favorable to both of us."

Purchase price: $500,000 Cash invested: $100,000 Purchase aimed at creating a steady income stream, while also offering significant potential for long-term appreciation.

For example, investing on the south shore may offer affordable property prices, but it may also come with high crime rates and a less stable environment.

In my network, capital partners are offering $500k match for match. 

This will help my underwriting targets when submitting offers and ensure I can present deals that work for you the investor.
