If you had 100 million, is it logical that you could start your own private lending bank or loan company and never have to register or obtain a license for that business?

Hi @Elizabeth Moyer,I'm new to BP as well and will be new to the Philly market in a couple of months here.I'm sure the guru's on here will have better advice for you but for my first property I was able to borrow against my 401k and obtained an FHA loan.  

Mine reads like so:Tenant shall not allow any other person, other than Tenant’s immediate family or transient relatives and friends who are guests of Tenant, to use or occupy the Premises without first obtaining Landlord’s written consent to such use.

I am able to obtain a yield of 12% investing in private mortgages.  

The seller must obtain and record a mutual termination executed by both the purchaser and the seller, or obtain a judgment by a judge of competent jurisdiction that terminates the option and extinguishes the purchaser’s right of redemption.

I'm open to obtaining the knowledge required to become the best I can be in this industry and look forward to being a part of the BiggerPockets community! 

I have been strongly considering obtaining services such as PATLive, Podio, and a VA.

I am not a veteran, but spend majority educating myself for my first purchase and one advice I have been obtaining from podcasts, audio books and friends is that is to just jump in a do it.

We would appreciate any insight on the purchase process and financing connections we can get.Assumptions: 1) Credit score of all parties is 720 or higher. 2) For our due diligence, we are planning to have the following done:  a) An inspection  b)  A PCA (this includes an alta survey and an environmental study)3) We would like to put as little as possible down and obtain the longest amortization possible.  

My biggest questions are on obtaining financing (through a bank), and the difficulty of securing a private lender, and how to secure a private lender.
