Before I moved down to Florida full-time, I used to rent my house in Largo for half the year on Airbnb/VRBO to help pay the mortgage when I was not here.

The feed back I have gotten from potential tenants is that CRM has a difficult application and showing process.

I will fix the floor damage and move on.

Maintaining liquidity will allow you to take advantage of opportunities quickly, moving fast when a good deal arises.

After they moved out and the new tenants soon moved in, we must have the handyman to fix the upstair carpet and board and downstair ceilings.

I assume the resources guide is for someone who maybe knows about the process overall but likely doesnt have any on hand experience.

These smaller deals are much easier to estimate numbers and look at as there are not as many moving parts.  

I have talked to 3 other very interested potential tenants, but have not had them do application because I was trying to get information from students and didn't want the others to pay a application fee if I end up renting to students, but that may not be the correct process.    

Make sure it explicitly explains the process for termination if you are unhappy with their services, especially if they violate the terms of your agreement.3.
