I have a mid 600 credit score, but have a few charge offs that are 6 yrs old,  so I was denied.  

Folks that leveraged SFR's for rentals lost them in droves as well all through out the mid west  and deep south...

Just my two cents:- What types of tenants do you want to deal with and what area of property do you want to get into (low, mid, high)?

So I started looking at mid/north Louisiana and MS. 

Don't tell the seller that it's going to be in the low/mid single digit yield.

I hate to say it, but your agent is an idiot.You are in a buyers market, and LA had one of the countries worst losses in value during the crash, if Im not mistaken in the mid 50s percentile range.It turned LA into a disaster, a foreclosure super site, and a nightmare for banks.People will look at your property, at the comps, see that its listed too high, and see the 300 or so other properties in your area, immediately browse past your property, and toss yours into the "No" bucket.
