Not me.Sorry, my post was probably out of line, feeling a bit fiesty today for some reason.But let me ask you this... if all the successful people that post day after day on these forums are spouting the virtues of bandit signs, of mailings, of following through, of networking... basically of doing all the grunt work and spending the time, money, and effort required in making them the successes they are... what would you call asking those same people to show you the short cut?

Generally speaking, short-term rental rates in Thailand are low compared to other countries with a lot of tourism, as are luxury hotel rates so how much would anyone pay to rent one of these minuscule shoebox condos, which they're building by the boatload it seems?

When she's looking at rentals, it's always the luxury apartment complexes. 

I have a six-figure full-time job that I LOVE — and — I am a real estate investor... and because I am not *dependent* on the rent to make my payments every month, I have the luxury of waiting for quality renters instead of hurrying to get someone in there so the rent keeps coming.

When I was negotiating a lot of short sales in Baldwin County for luxury beach properties owned by people with complicated financial lives, I did a lot of my own title research.

The truth is if you're not a cash buyer, you really don't get the luxury of a "quick closing once the property is identified". 

A lower end property will have high turnover and damage between tenants and a high end property will have longer vacancy periods before a tenant comes along with the income to support the luxury rent market (Luxury market is defined by drastically different numbers in different markets across the country).  

The RDPD philosophy is correct, in that money should be spent on income-producing assets rather than luxury items.Save the 50k and use it to buy houses, IMO.
