I've been listening to a lot of the podcasts and reading in the forums and I have a question about analyzing and budgeting for a new property.

Hello @Kelly Moffat.I wouldn't consider myself a "seasoned investor", but I do have a few actionable steps that you can take right now, beyond just podcast listening.

I have listened to the BP Podcast for a couple months now as well as others and have read their guide to real estate for beginners and a host of other books.I am an avid outdoorsman (hunitng/fishing), traveler (24 countries), and coach high school football.

Make sure to listen to all the BP podcasts, read the articles on the main blog and be active in these forums to learn a ton very quickly about any topic in real estate you want to know more about.This is also a great place to meet people that can be assets to your business.

Startby listening to ever Podcast like its Bigger Pockets University and treat it like class by studying and following up on what you learn.

I read and read all day, listened to multiple podcasts, read the Ultimate Beginner's Guide to Real Estate Investing but what made me take the leap was starting to market myself.

Ask questions and listen to the answer.If they are not yet investing, ask what interests them the most?
