What you've listed as work is really nothing that a "regular" homeowner would do to their own home, even potentially at the same time. 

We list on a total of about 15 sites, so we get a mix or STR and MTR (mostly on the more economical units). 

The property management software I use has partnered with many listing sites that will give you tenants.

Btw- I have a 2016 home- 3bed, 2.5 bath, second living room upstairs, 2 car garage, large fenced-in yard, covered porch with patio furniture, and more-- so I think it is a pretty desirable listing! 

I have a MTR that I list on both, Airbnb and Furnished Finder.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

In my opinion, Airbnb is trying to offer as PMS type functions as they can and be as user friendly as they can so people will ditch the PMS and OTA and only list on Airbnb.
