In each of the last last two years the owner has spent $30,000 in repairs and maintenance which is significantly cutting into the profit margins but seems to signify that the property has a lot of differed maintenance issues that are finally coming into the light.

I have some of my vendors who do what I call turn key light.. they specialize in BRRR for their investors .. so these are different investors these are turn key light investors who can pay cash then refi. and of course they won't get cash flow for a 3 to 5 months from purchase while its going through rehab.. ( and I have only identified a few companies that I trust to do this in the US)... but at the end of the day its kind of the best of both worlds if you have the right company doing it for you.The reason turnkey is what it is .. is again it allows the west coast investor who has 30k liquid to 50k liquid to start in the business... and they are busy and they want it done for them.. not enough to do the BRRR method so they want a rental ready to go..
